Modern pours mean the hard part is finished

Carbonate bedrock is the local caveat
Breinigsville sits inside Upper Macungie Township, and Upper Macungie sits on carbonate bedrock, limestone and dolomite. The township maintains a formal Carbonate Overlay Map inside its stormwater ordinance for exactly that reason.
Below-grade water management is a live issue here in a way it is not in Salisbury or Coopersburg. Before we frame anything we look at grading, downspout discharge distance, and whether the sump runs in spring. Fixing those is cheap before drywall and expensive after it.
Detached and attached are not the same quote
Breinigsville is 47.3 percent single-family detached and 40.2 percent single-family attached, with a further 12.5 percent in manufactured homes. Neighborhoods such as Trexler Pointe, Fallbrooke Farms and The Vineyard carry a lot of the newer attached product.
