Stone foundations and how we frame against them
Older Emmaus foundations are often stone or early block, rarely plumb, and sometimes parged with material that traps moisture. We do not fur directly against those walls. We frame a free-standing wall with a gap and rigid insulation so the foundation can dry inward and the framing stays off the masonry.
That costs an inch or two of floor width. It is the difference between a basement that stays dry behind the drywall and one that does not.
Heating systems that were converted twice
Many of these homes went from coal to oil to gas, and each conversion left something behind — an abandoned chimney base, an oversized boiler pad, a maze of pipe at seven-foot height. Some of it is dead and can go. Some of it is structural or still active. We identify what is which before we draw a layout.
Headroom and stairs
Original stairs in these houses are often steep and narrow, and code for a finished space is stricter than what is there. If the stair has to be rebuilt to make the space legal and usable, that shows up in the written price as its own line, not as a surprise.
